Expertize Report Example.


Expertize Reports (property appraisal / survey / valuation) can prove vital in allowing you to make smart property choices.  Your Emlak / Agent can arrange to have one carried out for you, or you can find an independent company yourself.


They cover many things, and can include the fundamental things for foreigners buying in Turkey, such as if the property is in a Military Zone, if the owner has permission to sell, if all permissions are valid, as well as a detailed report on the condition of the property.


When arranging to have an Expertize Report done, it is up to you as to what the appraiser looks at. It is best to have an idea of what information you are looking for before approaching a company.


Think about general structure, materials used, if you want soil testing, how much you want to know about the local area, if you need to know about planned developments in the area; Expertize Reports can be as detailed as you want them to be.


In Turkey, Expertize Reports are not mandatory unless the property is under mortgage from a bank or lending institution, and the seller is under no obligation to provide one. However, they may have had one done in the past, so it may be worthwhile to enquire.
